• The SBS- Modified Bitumen Roofing System was comprised of a Wood Deck, Perlite insulation, Poly ISO insulation, and SBS- Modified Bitumen Roofing System.

• The BUR- Built up Roofing System was comprised of a Wood Deck, Perlite Insulation, a multiple Built-up Roofing Systems with Gravel Ballast.

• The existing SBS- Modified Bitumen roofing system on Lower Elevations the building was approximately 15 years old. The roofing system was in fair condition with minor maintenance issues typical for its age.

• The existing Built up roof system on the Upper Elevation was approximately 25 years old. This system was in fair condition for its age with minor maintenance related issues typical for its age.

• Tear off existing roofing assemblies and install a Fully Adhered 60 MIL TPO Roofing System following a 20-year specification for installation provided by the manufacturer (Mule-Hide)..

Install new Poly ISO insulation per manufacturer guidl

• The roofers followed a 15-year manufacturers specification for installation provided by GAF.

• The specification included new TPO accessories at all penetrations and walls, new perimeter sheet metal, commercial box gutter, downspouts, new skylight domes, and a new RTU- roof top unit.

• Transferable 15-year Warranty from GAF and a 1-year Labor Warranty from Four Elements Restoration, Inc.

Using the proceeds from the insurance settlement, the client increased the value of his property by replacing the roofing system.
